The problem?
Forecast supply is only around 10,000 apartments per year.
That means Sydney could be facing an annual shortfall of between 6,000 and 9,000 apartments. Over three years, that's potentially 18,000 to 27,000 apartments short of underlying demand. And that's before considering population growth, household formation and continued demand for rental housing.
